For many years we've been building strong relationships with Solicitors to assist our buyers and sellers in keeping their move simple, cost-effective, and running to time. There are some delays which are unavoidable; however, most can be predicted and we use our experience to pre-empt this by hitting any potential hurdles head-on. When an Estate Agent works together with the Solicitors acting for the buyer and seller the transaction usually keeps momentum, reducing stress-levels and additional costs.
We don't pretend to have an 'in-house conveyancing department' and we don't recommend 'conveyancing factories'. Quite simply, we put our customers and clients in touch with the area's best Solicitors, who offer a good-value service and who answer the phone when we need them to!

HIPs
HIPs were devised by the Government in a bid to speed up the selling process. As proposals went through Parliament a 'green policy' was introduced, in the form of the Energy Performance Certificate (EPC). In time, every home that changes hands in Wales will be assessed and rated for its carbon emissions. The EPC will also give advice on how to improve the property's energy efficiency.
We use a panel of HIP providers, and ensure there are no delays to get our properties onto the open market. We organise everything for the Home Information Pack and ensure that the seller complies with this new law.

Chartered Surveyors
Jeffrey Ross recommend only experienced Chartered Surveyors for full building surveys on both commercial and residential properties. RICS Home-buyer survey and valuation reports can be arranged at short notice. In all cases, we recognise the importance of a rapid response to instructions.

When purchasing a property it is vital that you receive independent advice, as there are now so many different types of mortgages and lenders to choose from.
