through remote desktop sharing through a laptop or computer anwhere in the building. However, the
ground floor room has been pre-wired through a CAT 5 terminal direct to the hub to allow installation of
a main office computer at this point. Wired connection of a computer to the modem can also be
established from any other room through the cat5 terminal in the multi point socket. All rooms have
also been pre-wired for manual contol by key-pad should this be required.
Although the tendency is increasingly towards wireless connections in IT and communications, the

Energy efficiency, energy conservation measures and micro generation of electricity (see
energy efficiency summary below)
Swift nest box fitted into South gable. This has been done because the urban swift population
is very dependent on access to under eaves spaces for breeding. As more and more houses
in our city centres are renovated, there are fewer and fewer nest sites available, puting the Swift
population under pressure. It would be a tragedy to lose these wonderful birds from our city
centres.
Energy efficiency summary: (for full details see detailed specification.)
Considerable thought has been given to energy efficiency so as to ensure very low CO2 emissions
from heating and lighting and therefore very low running costs and cost to the environment.
CO2 emissions for the coach house are estimated to be in the region of 1.3 tonnes per annum, of
which 0.5 tonnes saving comes from the photovoltaic roof, one quarter of that of a conventional
house built in the 1990s. In this context, it should be remembered that fuel prices are inevitably set to
rise (30% in the past two years already with a planned domestic increase in March 2006 of 22%). An
energy efficient house not only starts with a major cost advantage, but will become rapidly more cost
effective as the years pass.
Heating: The aim is to create high comfort levels for a given temperature whilst also reducing heat
loss. The principal elements we have employed are:
High specification insulation installed into timber frame construction
Double glazed windows with low E glass and argon fill to control heat loss, placed to allow best
use of Winter sunshine.
Heat recovery ventilation system
Air tight building techniques
High efficiency condensing gas boiler
Under floor heating
6 separate thermostatically controlled zones to control heating pattern
Lighting: The aim is to allow as much natural daylight into the building as possible in order to reduce
dependency on artificial light. Artificial light should use low energy sources as far as practicable.
Technology is still trying to catch up on this and there is a clear requirement in this area. The principal
elements we have used are:
Photovoltaic roof panels (PVs) generate electricity
Maximum glazed areas
Fluorescent end-linked lamps for indirect lighting
Where low voltage fittings have been used for ambience, these have been kept to a minimum
and lower wattage lamps fitted.
