How much rent can I get for my property?
It depends on the size, the condition and the street more than anything else. Across our 246 live lettings, a one bedroom flat in Cardiff lets at a median of £840 a month and a three bedroom house at £1,350. A rental valuation gives you the figure for your property rather than the middle of a range, and it is free with no obligation.
Is a rental valuation free?
Yes. We value rental property free of charge across Cardiff, the Vale of Glamorgan, Caerphilly and Bristol, and there is no obligation to instruct us afterwards.
How quickly will my property let?
Good property in the middle of the market usually lets within days rather than weeks — the shortage is of two and three bedroom houses in decent condition. Anything overpriced sits, and the cost of a month empty is larger than the difference you were holding out for.
What will it cost me to let my property?
Let only is 75% plus VAT of the first month’s rent, with a minimum of £400 plus VAT. Fully managed is a 50% plus VAT set-up fee and then 12% plus VAT of the rent each month. Every other charge is published in full on our fee schedule — there is nothing that is not on the list.
Do I need an EPC, a gas safety certificate and an electrical report?
Yes to all three before a tenancy starts, plus smoke alarms on every storey and carbon monoxide alarms where there is a fuel-burning appliance. In Wales you also need to be registered with Rent Smart Wales and either licensed or using a licensed agent. We arrange the certificates and the prices are on the fee schedule.
Is a rental valuation the same as a sales valuation?
No. A sales valuation asks what someone would pay to own it; a rental valuation asks what someone would pay to live in it each month, which turns on different things — furnishing, bills, parking, and how the property compares to what else is available that week.
