An auction runs to a date. The property is sold on the day and completion follows within 28 days, rather than drifting through an open-ended negotiation.

Everybody involved knows when marketing starts, when bidding happens and when the money moves. That certainty is most of the appeal.

Bidding in the room creates a sense of urgency among buyers, and that competition can carry the final price above what a private negotiation would have reached.
