A move goes at the speed of whoever answers slowest. These are the firms we hand people to, because we know how they work and how quickly they come back — not because you have to use them.

What we are paid

We are paid a referral fee when someone we introduce goes on to instruct one of these firms. From Howells and Spencer Skuse Potter it is £150 plus VAT each, paid on completion. From RCRS Group it is 10% plus VAT of the survey fee — so if a survey costs £500, we receive £50 plus VAT.

The £150 is the same from either solicitor, so it cannot be the reason we point you at one rather than the other. None of it makes any difference to what you pay, and none of it plays a part in who is on this page — these firms are here because of how they work and how quickly they answer. You are free to instruct any surveyor or solicitor you wish, and choosing someone else will not affect how we act for you.

The three levels of survey

Level 1 — Valuation Report

The surveyor assesses how the property was built, its size, its location and its overall condition. The lightest of the three.

Level 2 — Survey only

For conventional properties in reasonable condition. A more extensive visual inspection of the building, its services and its grounds, though still without tests.

Level 2 — Survey and valuation

The Level 2 inspection plus an opinion of market value, a reinstatement figure for insurance, and the problems that are affecting the value.

Level 3 — Comprehensive survey

For older, larger or altered properties. A detailed inspection that notes the identifiable risk of potential or hidden defects and recommends the remedial work.

Which level of survey do I need?

Level 2 suits a conventional property in reasonable condition. Level 3 is the one to take on an older, larger or altered house, because it looks for hidden defects and says what the remedial work would be.
