A portal reaches people who have already decided to move and sat down to search. Social reaches the ones who have not — the neighbour who would buy your house if they knew it was available, the family two streets away, the buyer whose plans change the moment they see it. That is the audience a portal cannot sell you, and it is the reason a home can go under offer before it is ever listed.
