Every home sold in the Hotwells and Harbourside ward (within BS1 5, BS1 6) in the twelve months to April 2026, not only ours. The change compares each kind of home against its own kind a year earlier — detached against detached, flats against flats — because a median follows what happened to sell as much as what it is worth. Living in Hotwells

Hotwells sits where the harbour meets the Avon Gorge, directly beneath Clifton and the suspension bridge, and it is one of the more surprising corners of Bristol: Georgian terraces on steep lanes, the lock gates and the marina below, and the cliffs rising straight up behind.

The harbourside itself runs east from here past Baltic Wharf and Canons Marsh towards the centre, with the SS Great Britain moored along the way.

It is a short walk into the city one way and up into Clifton the other, and the ferry along the harbour is a genuine way of getting about rather than a novelty.

What sells here

Apartments and smaller period houses make up most of the market, bought by professionals and downsizers who want the water. Anything with a harbour outlook or a mooring sells into a market of its own.
