Every home sold in the Radyr ward (within CF15 8) in the twelve months to April 2026, not only ours. 13.4% of them were new build. Those sold at a median of £541,000 against £388,000 for the older homes, so the figure above sits higher than an existing home in the area would fetch. The change compares each kind of home against its own kind a year earlier — detached against detached, flats against flats — because a median follows what happened to sell as much as what it is worth. The median itself moved up 20.4%, mostly because a different mix of homes sold. Contains HM Land Registry data © Crown copyright and database right, licensed under the Open Government Licence v3.0. Living in Radyr

Radyr still reads as a village rather than a suburb, which is much of the point. It sits above the Taff on the north-western edge of the city, with Morganstown immediately alongside it and open country beyond, and it has kept a centre of its own — shops, a church, the cricket and golf clubs.

The river runs below, with Radyr weir and the Taff Trail along it, and the walk down to the water is one of the reasons people pay to be here.

Radyr station is on the City line, which puts the centre of Cardiff at about a quarter of an hour, and the A470 is close for anyone going north.

What sells here

Larger family houses are what Radyr is known for — detached, with gardens, on quiet roads — and they sell into one of the strongest markets in the city. Morganstown sits alongside it with a slightly different character and is where a good deal of the demand actually lands.
