Every home sold in the Caerau ward (within CF5 5) in the twelve months to April 2026, not only ours. The change compares each kind of home against its own kind a year earlier — detached against detached, flats against flats — because a median follows what happened to sell as much as what it is worth. Living in Caerau
Caerau and Ely are usually spoken of as one place and they do not behave like one. Caerau sits on the rising ground above its neighbour, and the housing is the difference: nearly half of what sells here is terraced where Ely is half semi-detached, and the median is around twenty thousand pounds higher. It also held its volume over the last year while Ely’s fell by a quarter.
The stock is interwar and post-war, built when there was room to build — gardens front and back, plots wider than anything closer in, and off-street parking on most of the streets. The ground rises as you go west, and the houses at the top have views across the city that the ones at the bottom do not.
There is an Iron Age hillfort on the ridge above the housing with the ruins of the old St Mary’s church inside its ramparts, which is a genuinely unusual thing to have at the end of your road.
What sells here
Terraces and semis of three bedrooms, and they sell to families and first-time buyers who want a garden and cannot find one at this price closer to the centre. Height matters more here than it does in Ely: the streets on the higher ground carry a premium for the outlook, and anything with parking and a decent plot goes before it needs a second viewing.
