Every home sold in the Butetown ward (within CF10 4, CF10 5) in the twelve months to April 2026, not only ours. The change compares each kind of home against its own kind a year earlier — detached against detached, flats against flats — because a median follows what happened to sell as much as what it is worth. Living in Cardiff Bay
Cardiff Bay is the part of the city that changed most completely. The barrage turned the old tidal mudflats into a freshwater lake, and the docks that shipped the world’s coal became a waterfront of apartments, restaurants and public buildings — the Senedd, the Wales Millennium Centre and Mermaid Quay among them.
Most of what sells here is apartments, and they vary a great deal: purpose-built waterside blocks around the basin, conversions in the old dock buildings, and newer towers towards Atlantic Wharf. The Norwegian Church and the Pierhead survive from the older port.
Behind the waterfront is Butetown, which is much older than the regeneration around it and has its own long history as one of Britain’s first multi-ethnic communities.
The centre is a short walk, cycle or train from Cardiff Bay station, and the barrage walk takes you round to Penarth.
What sells here
Apartments of one and two bedrooms are almost the entire market, and the view does much of the pricing — water frontage commands a clear premium over the same flat facing inland. Parking and service charges matter more to buyers here than anywhere else in Cardiff.
