Jeffrey Ross has sold and let across Cardiff since 2007, from four offices — Pontcanna, Penylan, Llanishen and the student lettings office on Wellfield Road.
The city is really several markets sitting next to each other. The Victorian and Edwardian inner suburbs — Pontcanna, Canton, Roath, Penylan — trade on period housing and walking distance, and they set the prices everyone else is measured against. North of them, Llanishen, Lisvane, Rhiwbina and Radyr are family territory: interwar and post-war houses, gardens, and buyers who move once and stay. To the east and west, Ely, Llanrumney, Splott and Grangetown are where most first-time buyers actually start, and where the strongest yields are.
Cardiff Bay is a market of its own again, almost entirely apartments, priced on the view.
What sells here
Two and three bedroom terraces are the volume of the market across the inner suburbs, and family houses of three and four bedrooms are what everything north of the A48 turns on. The constraint is supply rather than demand in almost every part of the city: what comes up in good condition sells, and what needs work sells to a smaller field than it used to.
